We specialize in the discovery of those specific violations which pertain to your loan. We work with you during the process to uncover any wrongdoing on the part of the Mortgage Broker, The Lender, The Appraiser, The Closing Agent, The Loan Servicer, Government Sponsored Entities, Insurance Companies, Wall Street Banks, Rating Agencies and sometimes more.   

Federal Law requires specific disclosures to be made by your Lender and Mortgage Broker. Depending on the type of the loan, if certain Truth in Lending Act (TILA) disclosures were not made available to you there is a possibility you could rescind the entire loan. If the the APR and/or the finance charge, the amount of your monthly payments, the amount financed, etc is not accurately stated or the true identity of the lender was not revealed or fees and charges were hidden from you, or inflated appraisals were used you may have a claim for substantial damages.

Our mortgage audit services are conducted by our team of specialists, including a former bank loan underwriter, mortgage broker, mortgage broker's loan processor, real estate investors, and a former financial advisor, insurance expert and asset manager and seasoned bank negotiators.  Our team possesses knowledge of all the aspects of this massive Ponzi scheme, with an understanding of all the intricate parts, the ability to access relevant information and empower our clients with the results of our endeavors.     
  
When you have decided that you don't want to be taken advantage of anymore and you wish to proceed with the audit we are going to require some information from you. Below are the documents we will need in order to start the Loan Audit:

A Copy of your Mortgage and Note, including any Riders
A copy of the final Hud-1 Settlement Statement
A copy of the GFE (Good Faith Estimate)
A copy of your Truth in Lending Statement
A copy of your appraisal
A copy of any Mortgage Broker/Lender fee agreement
A copy of each of your Trans Union, Equifax and Experian recent Credit Reports. 

We will also require you to complete an Audit Agreement form together with a Borrowers Authorization.  Please contact us to obtain your forms.  

The cost of each Forensic Loan Audit is $1,500.00 for the first mortgage and $350.00 for the second mortgage.
Loan auditors can be found at a much lower price than we charge for our services and we used to charge considerably less than our current fee.  Many of the lower priced services consist of a software program that produces a standard report and letter to the loan servicer.  Dolphin Developments carries out a full manual audit of every client's files and each letter to servicing companies, though broadly similar contains substantial differences according to the discoveries our investigators make. 

However, the major reason we increased our fees was because of the growing amount of subsequent work our clients need to be done for them after the initial audit of their loan documents.   Loan servicing companies will do anything other than openly and properly respond to letters even though they have a Statutory obligation to provide the answers and documentation requested by their alleged borrowers and/or their Agents engaged by them to investigate the facts and demand answers to their questions.  

Deliberately understaffed regulatory agencies take months to send form letters supporting everything the Banksters say which necessitates further work to be done to prepare for the ultimate Bankster battle, usually conducted in at least one Court of Law. 

To understand the enormity of the task facing us at the beginning of every audit the following foreclosure case, conducted by the Attorney who personally represents my own family and friends and who specialises in this work.   The case was in New Jersey and Deutsche Bank had three times refused to comply with a Court Order to produce documents requested in legal Discovery.  The result was that Deutsche Bank were denied a Summary Judgment in this case and unless they are prepared to produce the documents demanded they can never raise their case again.   

We can often find those documents that they are desperate to keep the Court's eyes off, hidden away in SEC filings.  When we find them they
always conclusively prove a whole host of things that Banksters do not want to become public information.   Not only do the documents prove that they do not own your loan, but they uncover a multitude of evidence of the Ponzi Scheme and often evidence of huge tax frauds committed against both the IRS and State Tax Authorities.    A recent document we found and examined, named Pooling and Servicing Agreement was 1700 pages long  
and another  supplementary document named Mortgage Loan Purchase Agreement for the same case was over 40 pages long.   When the information contained in one of those documents was compared to the information in the other one they not only contradicted each other, but revealed the existence of other 'secret' documents and also contradicted all the information we had gleaned from our loan audit of the client's documents and all the various documents put into Court and filed in public records by the Bankster in this case and their Attorney. 

As we constantly and repeatedly tell our clients and prospective clients, we are not Attorneys, have no desire to be Attorneys, or to do Attorney's work.  What we do compliments what a good Attorney can do.  We believe that the present system of dealing with foreclosure cases in both Judicial and non-Judicial States is an affront to the Constitution and the Bill of Rights and are actively involved in a movement to change all that.  However, all we can do at this time is to comply with the law and not involve ourselves in practicing law in any shape or form.  Please do not ask us to give legal advice as we are unable so to do.  Neither can we perform foreclosure rescue services in the State of Florida unless we restrict our charges for such services to payment after we have achieved a result. Our services are restricted to fact finding and preparation of audited material.  

The only other service we provide to our clients or upon request by Attorneys is the preparation of Expert Witness Affidavits for submission into Court based upon the results of our investigations into client's cases and where relevant other information of a general or specific nature not directly related to our client's case.  Expert witness assignments are provided on a fee basis and fees charged will of course depend on the extent of work involved, Court and travelling time expended  and other out of pocket expenses.  However, fees for this service will be substanstially less if we have carried out all the investigative work in connecting with an audit for which we have been paid, than would otherwise apply.   

We have never believed or implied that Winning against the Banksters  would be easy, but increasing numbers of Court decisions across the Nation are showing a trend towards a reversal of their present almost uncontested grand larceny as they steal real estate that they have no interest in whatsover.  It is our sincere belief that despite all the efforts to cover up this Ponzi Scheme that the bubble is soon to burst.
